The evening of 2026-07-21 was a meeting of the Honeoye Falls Zoning Board.
The Copperfield development was back again. In a general sense, this project covers the area between Southco and the Community Center/Legion Hall. Or the big orange area on the right half of the ‘Existing Land Use‘ map of the Village.
Morrell Builders is aiming for ~200 single family homes, ~40 townhouses, and ~170 units in apartment buildings. The apartments are over near Southco, and the townhouses looked to be split between next to the apartments and near East street. The rest is housing, with different lot sizes.
They are looking at four different road access points. Wolfsberger to the north, East street to the south, Hyde Park to the west, and Quaker Meeting House to the east. They also want to rework the northern portion of Hyde Park to be two way, to allow better access into their development.
There was no Public Hearing tonight, thus no comments. But there will be for this topic at the 9/8 meeting. While it was stated it would be back at the High School auditorium, as usual, check with the Village as the date approaches. Just in case something changes.
If you have any interest in meeting with the developers in person, they were handing out fliers with contact information. Sounds like there is a limited time to reach out to them, but the option is there. QR code on the flier translates into https://form.jotform.com/262005388652155

It appears that the need to declare ‘lead agency‘ for SEQR pushed tonight’s timeline. And thus the meeting being off schedule. I would have preferred it if they had stuck to the pattern of 1st Mondays. But you do what you have to.
And those are my Observations From Audience Land for the July 21, 2026 meeting of the Honeoye Falls Zoning Board.
