Honeoye Falls Zoning Board 2025-10-06

      The evening of 2025-10-06 was a meeting of the Honeoye Falls Zoning Board.

      There were two formal applications, both of which were approved. One for an addition at 345 Quaker Meeting House Road and the other for a new business at 201 West Main St. Also a surprise concept plan.



      345 Quaker Meeting House Road was simple and straightforward enough. Family is growing, needs space for the boys. Biggest detail of concern seemed to be roof height, as the request was for ‘about 14 feet’. As 190-17 of the Code limits height to 35 feet, it wasn’t a problem. They just wanted the detail nailed down.



      201 West Main St was to build a retail location. The construction and plan seemed fine, as it was approved. There was also talk about a potential additional expansion, but that will be down the road. While the tenant was not named, it was said it would be for a dispensary. I would assume that means cannabis dispensary.

      I’ll admit I have mixed thoughts on selling cannabis, at least from a personal standpoint. But, last time I checked, it was illegal at the Federal level. Which says to me, from a Rule of Law standpoint, we kind of need to be against cannabis sales. At least until the Law is changed. Unless we are willing to receive the penalty for breaking the Law.

      Otherwise, if we are willing to ignore this Law, then that raises the question about what other Laws should be ignored. If done enough, that will lead to the collapse of the Rule of Law. And before that, a multi-tiered Justice system. Where Justice is no longer blind, but depending on who you are. We have too much of that already.



      The third application was a surprise Concept review (at least a surprise to me, as it wasn’t on the Agenda). It was for ‘Copperfield‘, a potential development that would fill the fields between East Street and Wolfsberger Park. For lack of a better description of the location.

      Total project covers ~170 acres. Assuming my math and hearing are correct, would be for ~300 housing units. A mix of single family houses, townhouses, and apartments.

      Overall, I thought the project looked nice enough. I’m sure some will complain about the development happening at all. And I can understand that point, I like open fields and forests. But if the property owner wants to build, well that is the benefit of owning property. And the only reason this developer wants to build is because they see the need. In other words, people want to buy the housing.

      Optimistic projection was to ask the Zoning Board for approval around March. And have a public informational meeting sometime before then, although I didn’t hear a date. We’ll see how this goes as the project moves along.



      And those are my Observations From Audience Land for the October 06, 2025 meeting of the Honeoye Falls Zoning Board.
