Honeoye Falls Zoning Board 2024-11-04

      The evening of 2024-11-04 was a meeting of the Honeoye Falls Zoning Board.

      The only actual request before the board, the site plan for 84 W Main St, was approved. There were a couple other items for discussion, but no action was taken.

      The 84 W Main St plan was approved with little fanfair. Which was fair enough, as there was a decent amount of discussion on this at the last meeting. So it was more about making sure the paperwork was good, before approving.

      19 S Church St was in for a concept review, the owner wants to built an in-law apartment. The idea was welcome, although there were a few details that needed to be covered. The layout has the ‘front’ door facing the back of the lot, which only matters because code forbids the door facing the front of the lot in this situation. So it’s fine here. The code also requires the owner live on site, again all fine. As it was a concept, no action taken. But considering that the Board, CEO, and applicant seemed happy, I expect this will be back for approval before too long.

      There was an informal concept discussion about 140 East St, across from Manor school, about the idea of subdividing the property to add two new houses in what is currently the back yard. The Board seemed to think the driveway layout wasn’t ideal, and that a shared driveway would avoid a number of variances. Other then that, I didn’t hear any objections. Again, a concept, so no action taken. Considering both the informal nature, and issues raised, I doubt it will be back in it’s current form.



      As an aside, the Comprehensive Plan was mentioned multiple times. In particular the idea of encouraging infill development. This came up in both of the evenings concept discussions. Always nice when there is a degree of consistency between stated goals and actions.



      And those are my Observations From Audience Land for the November 04, 2024 meeting of the Honeoye Falls Zoning Board.
